The Nantucket Land Trust’s Board Members & Executive Director:

Billy Cassidy
A native of Nantucket, Billy is a seasoned developer who has led the way in year-round housing creation. He was the first developer to utilize the Covenant program at scale. Billy is committed to the preservation of a vibrant year-round community.

Penny Dey
A year-round resident of Nantucket for 46 years, Penny currently serves as Chair of the Nantucket Housing Authority and holds a seat on the Affordable Housing Trust Fund. Penny is the Principal Broker and Owner of Atlantic East Nantucket Real Estate, established 20 years ago.

Philippe Jordi
A 30-year, year-round resident of Martha’s Vineyard, Philippe understands the struggles of Island living well. He is the founding and current Executive Director of Martha’s Vineyard’s Island Housing Trust, which is also a community land trust. Philippe has graciously lent his collection expertise to the formation of the Nantucket Land Trust.

Arthur Reade
A 60-year resident of Nantucket, Arthur is a highly respected local attorney. His acumen extends beyond the law to strategic thinking and beyond. Arthur has long been a proponent of a sufficient funding stream to address the affordability crisis on the island.

Edward Sanford
Edward’s grandparents came to Nantucket in the 1920’s, establishing a summering tradition for both his mother’s and father’s families. He broke tradition by moving to the island year-round in the early 1970’s. In the late 1970s, he started the Sanford Boat Company with his brother and produced 22 Alerion Class Sloops, many of which still sail Nantucket’s waters. Edward transitioned to a real estate career in the 1980s and has spanned all facets of the industry. He learned carpentry and owned and managed commercial real estate and the beautiful cottages on Old North Wharf. After receiving a Graduate Degree in Business Administration from Columbia University, he received his real estate license in 1986. Edward started Sanford Real Estate in 2003 and merged with Great Point Properties in 2008 to create one of the top island brokerages. He retired in 2024.

Edward has been involved in several island non-profits including the Nantucket Conservation Foundation, the Boys and Girls Club of Nantucket, and the Nantucket Island Chamber of Commerce. He has served on the Nantucket Zoning Board of Appeals, served as Chairman of the Nantucket Community Plan Steering Committee, and also Chaired the Mid-Island Area Plan Work Group. Having been involved in housing issues since the mid-90s, Edward understands the vast importance of providing much needed affordable housing opportunities for essential Town employees, doctors and other service professionals. These people and their families are the key element of the year round community and they have been excluded from free market housing opportunities. Edward sees The Nantucket Land Trust is an exciting opportunity to provide those housing opportunities.

Tucker Holland, Executive Director
Tucker has a 50-year history with Nantucket as both a year-round and seasonal resident, giving him a deep appreciation for the entire community. Tucker has been immersed in nonprofit work since returning to the Island full-time in 2012, having co-led the effort for a Nantucket License Plate and serving on the boards of the Atheneum and the Community Foundation for Nantucket. Most recently, Tucker served as the first Housing Director for the Town of Nantucket where he successfully worked alongside others to garner voter support for over $140 million in funding for year-round housing and to keep Nantucket in “Safe Harbor” from unfriendly 40B developments. Tucker and his wife, Michelle, are proud parents of three children whom have grown up on Nantucket — Eli, Edward and Bea.

Thomas Dixon, Director of Operations
Tom comes to the NLT after working on state and local housing issues for nearly a decade and strongly believes their work is the key missing piece towards building a sustainable pool of year-round housing on Nantucket. He has been a year-round resident of Nantucket for nearly twenty years and loves its tight-knit island community, four seasons beauty, and how residents and visitors alike time-and-time-again prove they will step-up when called to action.

Previously, he served as Nantucket’s legislative liaison to our state representative for the Barnstable, Dukes and Nantucket district in the Massachusetts House of Representatives, for Nantucket Food, Fuel, and Rental Assistance/Nantucket Food Pantry, and after serving as its board president for two terms, as interim executive director of the Nantucket Racquet Sports Association.

Elected in 2023, he also proudly serves on the Nantucket Select Board, as the current chair of Nantucket County Commissioners, and as the Select Board representative on the Board of Health and the Community Preservation Committee. He earned his master’s degree from the Goldman School of Public Policy at UC Berkeley and graduated magna cum laude with a B.A. in political science from UMass. And when not busy with the above, you can usually find him on the paddle court or walking the island’s fantastic open spaces with a particularly energetic border collie.
